Mission Royale Veteran's Day Breakfast

A Special Message from Mission Royale Veteran's Day Breakfast Committee
Plans are underway for the Veterans Day Breakfast scheduled for November 10th at 9:00 A.M. in the ballroom, so please mark your calendars accordingly.
We are planning to feature each Mission Royale Veteran in a Power Point Slide Show and the staff can use your help with bringing the slides up to date. If you have not already done so, please bring or mail a photo of yourself in uniform and a more current one - that way all can see how beautiful and handsome you were and still are! Please also include your rank and branch of military service. We would appreciate having these photos ASAP to allow adequate time to prepare the slides for presentation. If you have already delivered your photos, thanks. If you will be delivering or mailing them in, please mark the envelope to the attention of Debora or Eliese.
We have had good attendance at previous Veterans Day events; however, we feel that we have been missing the female veterans that are living here in Mission Royale, so we encourage you to come and be honored for your service to our great country.
Tickets for the breakfast will go on sale (at the front desk) on September 1st to the Mission Royale Veterans and their families and will be available October 1st as open seating for all residents. Ticket prices are $4 pp for Veterans or $10/couple and $7 for non-veterans. A full-course catered breakfast buffet is included as well as a memorable program.

July Pending Home Sales Rebound

Pending home sales rose in July to the highest level in over two years and remain well above year-ago levels, according to the National Association of REALTORS® (NAR).

The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 2.4 percent to 101.7 in July from 99.3 in June and is 12.4 percent above July 2011 when it was 90.5. The data reflect contracts but not closings.

Lawrence Yun, NAR chief economist, said the index is at the highest level since April 2010, which was shortly before the closing deadline for the home buyer tax credit. “While the month-to-month movement has been uneven, more importantly we now have 15 consecutive months of year-over-year gains in contract activity,” Yun said.

Limited inventory is constraining market activity. “All regions saw monthly increases in home-buying activity except for the West, which is now experiencing an acute inventory shortage,” Yun added.

The PHSI in the Northeast increased 0.5 percent to 77.0 in July and is 13.4 percent higher than a year ago. In the Midwest the index grew 3.4 percent to 97.4 in July and is 20.2 percent above July 2011. Pending home sales in the South rose 5.2 percent to an index of 111.7 in July and are 15.6 percent above a year ago. In the West the index slipped 1.7 percent in July to 109.9 but is 1.3 percent higher than July 2011.

Existing-home sales are projected to rise 8 to 9 percent in 2012, followed by another 7 to 8 percent gain in 2013. Home prices are expected to increase 10 percent cumulatively over the next two years.

“Falling visible and shadow inventories point toward continuing price gains. Expected gains in housing starts of 25 to 30 percent this year, and nearly 50 percent in 2013, are insufficient to meet the growing housing demand,” Yun said.

Signs of Recovery Despite Financing Hurdles

Signs continue to come in that the housing market is seeing slow but steady improvement, although overly tight lending standards continue to hold back the market given the amount of pent-up demad that’s out there.
Existing-home sales increased 2.3 percent in July from a month earlier to a sales pace of 4.47 million. The new pace is more than 10 percent above where it was at this time last year.
 
 
 
 And the median home sales price is up significantly as well, to $187,300, or 9.4 percent higher than this time last year, although NAR Chief Economist Lawrence Yun in his monthly press conference in Washington yesterday attributed the gain to an increase in sales of high-cost homes. Sales of homes at the $100,000 or less price point declined nationally, reflecting the continuing shortgage of distressed and other inventory in markets around the country. The trend is in the right direction, and given the constraint buyers face in obtaining financing, the growth in volume and in price is encouraging. But the picture could be considerably brighter, Yun thinks, if lenders returned to more normal underwriting standards–that is, strandards that were in place for years prior to their loosening in the housing bubble years. As it stands, lenders have tightened way too much in response to the market excesses several years ago.
“Housing could easily be much stronger without these abnormal frictions.” he said in his statement released with the latest sales figures yesterday.

After a law enforcement career spanning three decades, all with the City of Casa Grande Police Department, Chief Robert Huddleston has submitted notice of his intent to retire early next year. Chief Huddleston will leave the department on March 31, 2013.

“This early notice of retirement will give the City an opportunity to conduct a comprehensive search for my replacement and provide an overlap period to ensure a smooth transition from my service to that of the new chief,” Huddleston explained in his notice of intent to Casa Grande City Manager Jim Thompson. Huddleston entered the Arizona Public Safety Personnel Retirement System Deferred Retirement Option Program back in 2008, which requires him to retire no later than the end of five years from the date of program entry, which is reflected in the planned separation date of March of 2013.

“The idea of public service and specifically public safety appealed to me early on,” Chief Huddleston explained. “It has been a great honor and privilege to first be a part of an excellent police department and to work with the finest law enforcement personnel anywhere, and then to actually lead the department has been a great experience in my life. It’s been a great career, but it’s now time to pass the torch to the next chief. There are many challenges ahead, but I’m confident our new chief will build on this solid foundation and make the department even stronger.”

Upon receiving the letter of intent, City Manager Jim Thompson expressed his appreciation for Chief Huddleston’s years of service and his willingness to provide a retirement date well enough in advance to have a new police chief in place prior to his departure. “Chief Huddleston has done a fine job helping our police department grow during a time of unprecedented community growth. It’s rare these days to be able to have a chief of police that actually grew up in the city he serves and Bob’s deep Casa Grande roots are reflected in his genuine affection for Casa Grande and its citizens and in his commitment and dedication to the job,” said Thompson.

Huddleston is a graduate of Casa Grande Union High School. He joined the Casa Grande Police Department as a patrol officer in March of 1980. He was promoted to Police Sergeant exactly six years later and then to Lieutenant in 1989. When then-Chief Don Maxon’s health issues became serious in early 1998, Huddleston was named Acting Chief, and finally when Maxon resigned his post, Huddleston was promoted to fill the top position in the department in December of 1998.

The City of Casa Grande will hire a recruitment agency to conduct an executive search to fill the position of Chief of Police. A new Chief of Police will be selected before March of 2013.

8 Signs Housing Is on the Mend

Some Americans are still jittery over the housing market, but here are eight positive signs that should quell some of their fears.
  1. Housing prices are on the rise across the country.
  2. Foreclosures have slowed. Analysts suggest that as the supply of distressed homes slows, buyers will be forced into higher-price properties too.
  3. Inventories of for-sale homes on the market are decreasing. In fact, inventories of for-sale homes have dropped 24 percent from a year ago.
  4. Mortgage rates are at ultra record level lows, for those who can qualify
  5. Housing starts rose 6.9 percent in June. Also, existing-home sales were up 4.5 percent higher in June compared to one year ago. 
  6. Home building stocks are on the rise.
  7. For investors who are buying homes, rents are soaring, allowing them to cash in on their investments. Rental prices are at a 10-year high as median units rent for $710 a month.
  8. Home affordability is at record highs for the median income family, due to falling home values and super low mortgage rates. In fact, a recent study found that it is cheaper to buy a home than rent in basically ever major city in the U.S. For those who buy, you can save the cost of renting by owning the home for five years or less.
But while the signs point to a housing market on the mend, some Americans still remain hesitant. Many Americans are still underwater on their mortgage, owing more on their home than it is currently worth. Also, the economy continues to weigh on the recovery, particularly a dampening employment outlook, which analysts see as tied to housing.
Still, The Wall Street Journal concludes in a recent article that if you take into account all the positive signs lately in the housing market, “housing presents an attractive long-term investment that should hold steady or even have upside surprise in the short term.”
