Survey: More Buyers Feel the Urgency

Home buyers are feeling more confident that the housing market is in recovery mode and they’re realizing they better act soon if they want to take advantage of low mortgage rates and home prices before they rise more. 
Seventy percent of home buyers in 18 markets believe home prices will rise in their neighborhood within the next year, according to a new survey by Redfin of more than 1,000 home buyers.
In the first quarter of the year, only 30 percent of home buyers said they believed prices would rise in the next 12 months. 
Fifty-seven percent of the survey respondents said that the record low mortgage rates were a main reason to purchase a home soon. 
Meanwhile, nearly 60 percent of home buyers said their chief concern about purchasing a home was the smaller number of homes to choose from nowadays. 
“Redfin expects the 2013 home-buying season to kick off early in January with very strong demand, which, paired with low inventory, will cause prices to continue to rise steadily into spring,” according to the company. 
The 18 markets participating in the survey were Atlanta, Austin, Baltimore, Boston, Chicago, Dallas, Denver, Los Angeles, New York, Orange County, Phoenix, Portland, Riverside/San Bernardino, Sacramento, San Diego, San Francisco, Seattle, and Washington.

8 Reasons Why You Should Work With a REALTOR®

Not all real estate practitioners are REALTORS®. The term REALTOR® is a registered trademark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics. Here's why it pays to work with a REALTOR®.
  1. Navigate a complicated process. Buying or selling a home usually requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multipage settlement statements. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes.
  2. Information and opinions. REALTORS® can provide local community information on utilities, zoning, schools, and more. They’ll also be able to provide objective information about each property. A professional will be able to help you answer these two important questions: Will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?
  3. Help finding the best property out there. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your REALTOR® to find all available properties.
  4. Negotiating skills. There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.
  5. Property marketing power. Real estate doesn’t sell due to advertising alone. In fact, a large share of real estate sales comes as the result of a practitioner’s contacts through previous clients, referrals, friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.
  6. Someone who speaks the language. If you don’t know a CMA from a PUD, you can understand why it’s important to work with a professional who is immersed in the industry and knows the real estate language.
  7. Experience. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you have done it before, laws and regulations change. REALTORS®, on the other hand, handle hundreds of real estate transactions over the course of their career. Having an expert on your side is critical.
  8. Objective voice. A home often symbolizes family, rest, and security — it’s not just four walls and a roof. Because of this, homebuying and selling can be an emotional undertaking. And for most people, a home is the biggest purchase they’ll every make. Having a concerned, but objective, third party helps you stay focused on both the emotional and financial issues most important to you.

ADOT Seeks Public Input on Passenger Rail Study

  

ADOT Seeks Public Input on Passenger Rail Study

The Arizona Department of Transportation is currently studying the feasibility of a passenger rail line between Phoenix and Tucson and is reaching out to the community to get ideas and opinions on the options under evaluation. 

ADOT has identified six potential rail alternatives and one express bus alternative that could link the two metropolitan areas, while meeting demands for future growth and travel options along the I-10. The alternatives for passenger rail all focus on a blended service that would provide both an intercity service that directly connects Phoenix and Tucson and a commuter service that would focus on more frequent stops for daily commuters.

The City of Casa Grande encourages residents to view the proposed alternatives and let ADOT know that you want the rail line to stop in Casa Grande.  Deadline to submit comments is December 15. For more information and to take the survey, visit www.azdot.gov/passengerrail

Mortgage Rates Stay Near Record Lows

Fixed-rate mortgages stayed near their record lows this week, serving as attractive incentives for potential home buyers and refinancers.
"Mortgage rates were virtually unchanged this week amid growing concerns around the fiscal cliff,” says Frank Nothaft, Freddie Mac’s chief economist.
Freddie Mac reports the following national averages with mortgage rates for the week ending Nov. 29: 
· 30-year fixed-rate mortgages: averaged 3.32 percent, with an average 0.8 point, up slightly from last week’s record-breaking 3.31 percent average. A year ago, 30-year rates averaged 4 percent. The 30-year fixed-rate mortgage — the most popular choice among home buyers — has averaged below 4 percent for virtually every week in 2012, except for one.
· 15-year fixed-rate mortgages: averaged 2.64 percent, with an average 0.6 point, rising from last week’s record-breaking 2.63 percent average. Last year at this time, 15-year rates averaged 3.30 percent.
· 5-year adjustable-rate mortgages: averaged 2.72 percent, with an average 0.6 point, dropping from last week’s 2.74 percent average. Last year at this time, 5-year ARMs averaged 2.90 percent.
· 1-year ARMs: averaged 2.56 percent, with an average 0.5 point, the same average as last week. A year ago, 1-year ARMs averaged 2.78 percent.
