A slow economic recovery has created a pipeline of hesitant first-time buyers who may finally get confidence to purchase a home next year, Mike Fratantoni, vice president of research for the Mortgage Bankers Association, told HousingWire.

The recent momentum of the housing recovery may cause more first-timers to finally get into the market, as they seek to take advantage of record-low mortgage rates and still-low home prices.

The economy has hit a “soft patch,” but home prices are inching up in many markets after several years of steep declines. Fratantoni told HousingWire that he expects the increase in home values will likely create more momentum for purchases next year, particularly among first-time home buyers.

Millions of Americans have refinanced their mortgages as rates have dipped to new lows.

However, mortgage lenders say: If home owners had shopped around more, they probably could have snagged an even lower rate and more savings.

Many borrowers settle on the first rate they're quoted, lenders say. LendingTree says that rates can vary by more than a percentage point for a borrower looking for a 30-year fixed loan.

Mortgage Daily illustrates the loss to the customer in the following example: "A consumer with a credit score of 759 and a loan amount of $260,000 might have received quotes from lenders in early August ranging from 3.25 percent to 4.625 percent. By choosing the lowest rate, the borrower would save $214 a month, $2,568 a year, and nearly $74,000 over the life of the loan."

Fewer than half of home owners say they shopped around when refinancing their loan, according to a survey by Harris Interactive of more than 1,000 home owners. On the other hand, 9 in ten American adults say they compare prices when shopping for major purchases.

"Consumers need to be engaged," says Doug Lebda, chief executive of LendingTree. "A lot of them are just happy to have it over with rather than hang in there to get the best deal."

The median time a home listed for sale was on the market in July was 69 days, down from 98 days one year earlier. Broken down further, one-third of homes purchased in July were on the market for less than a month, and one in five of homes purchased in July were on the market for at least six months.

“As inventory has tightened homes have been selling more quickly,” says Lawrence Yun, NAR’s chief economist. “A notable shortening of time-on-market began this spring, and this has created a general balance between home buyers and sellers in much of the country. This equilibrium is supporting sustained price growth, and homes that are correctly priced tend to sell quickly, while those that aren’t often languish on the market.”

By the end July, a 6.4-month supply of homes were on the market at the current sales pace. That is 31.2 percent below year-ago levels, when there was a 9.3-month supply.

With supplies of homes tighter, economists expect home prices to continue their trend upward.

“Our current forecast is for the median existing home price to rise 4.5 to 5 percent this year and about 5 percent in 2013, which is somewhat stronger than historic norms because of the inventory shortfall that is most pronounced in the low price ranges,” Yun says.
